Replacing Your Stucco, Again?

Unfortunately for homeowners, stucco replacements are a fact of life up and down the eastern seaboard. There are numerous reasons that the stucco systems fail but the most common is improper installation of the waterproofing system behind the cement. Mainly the flashing around the windows.
In today’s market, most contractors are using a traditional cement stucco system that consists of lathing, scratch coat, brown coat, and a textured finish coat. The windows are flashed and then two layers of water resistant felt paper are applied to the sheathing. The biggest difference in this application and what was done in the 1980’s – 2000’s is the advancement in the flashing around the windows and the correct installation of the weep screed at the bottom. When the cement is applied to the lath, it wettens the paper causing it to wrinkle. As the cement cures, it separates from the petroleum based paper leaving small channels behind the cement for the water (condensation or rain) to run down and out the weep holes.
This is a great system that should last an extremely long time–as long as the application of the system behind the stucco is closely monitored for quality.
